01Housing, lots, and construction access

03Weather, season, and equipment decisions
Freezing exposure and season length vary by locality and year. Establish the desired operating season, heating expectations, closing responsibilities, cover loads, freeze protection, and spring startup before equipment is selected. Translate that research into an operating brief: desired swimming months, target water temperature, acceptable warm-up time, normal bather load, cover use, cleaning approach, water features, and service plan. Ask a designer to coordinate circulation, filtration, sanitation, heating, automation, lighting, and hydraulic modes rather than selecting each component independently. In cooler conditions, document freeze protection, closing, cover care, and reopening responsibilities. In hot or exposed settings, investigate shade, surface temperatures, evaporation, water-level management, landscaping, and equipment ventilation. In humid or storm-exposed settings, test runoff, overflow, debris, wind preparation, corrosion exposure, and the lawful destination for discharged water.
